  Architectural Standards
  1. Plans for each residence must be approved by the Architectural Review Board.
  2. Lots 1-14 must contain a minimum 2600SF; lots 15-38 must contain a minimum 3000SF.
  3. All homes must be brick, hardi-plank, stone or stucco and must be completed within 12 months of the start of construction.
  4. Minimum roof pitch shall be 8/12 unless approved otherwise.
  5. Each yard must be sodded front, back and sides and have professional heavy mature landscaping. Sprinkler system is required.
  6. All tree removal (4’’ in diameter-1’ above grade) must be approved.
  7. All homes shall have architectural dimensional shingles (30 year minimum).
  8. Roof must have minimum 12’’ overhang on all sides.
  9. A standard mailbox and house plaque design will be provided.
  10. All homes are to have hardwood flooring in the main living areas, granite countertops, tile flooring in the bathrooms and laundry room, and minimum 10’ smooth ceilings on lower level.
  11. A standard fence design will be provided by the developer.
  12. 2 car minimum side or rear entry garage required with proper screening from the road.
  13. HOA dues will be prorated for each year beginning when lot closes.
  14. 15’-20’ setback from front of property line to exterior finished wall; 5’ side setback; 10’ rear setback.
  15. All trash must be maintained during entire construction period.
  16. Porta-jons will be required on all homes. They will coordinate to ensure adequate supply.
  17. Drainage-the builder shall take precautions not to increase the water flow on other lots. Gutters required on all homes.
  18. All mud and debris must be removed on a regular basis from the street adjacent to the house. Silk fencing will be required on various lots. Rock required on all driveways prior to construction.
